A three-bedroom bungalow at Carlyon Bay, sleeping six across two doubles and a twin. Everything is on one level, which is worth knowing in a county where most holiday cottages come with a staircase you have to think about.

The middle of the house is an open-plan kitchen and dining room, with an island, a double oven and French doors onto an enclosed lawn. There is a separate sitting room with a fire and a skylight, two bathrooms, one with a bath and one with a walk-in shower, and a utility with a washing machine and tumble dryer. Parking is on the drive, so no hunting for a space.

Carlyon Bay sits between St Austell and Charlestown, which puts a long sandy beach at the bottom of the hill and the coast path in both directions. The Eden Project and the Lost Gardens of Heligan are a short drive, St Austell station is about five minutes for trains along the coast, and Charlestown's Georgian harbour is walkable if you fancy it. Fowey and Mevagissey are roughly twenty minutes either side.

We look after this one for its owner, so you get the same changeovers, linen and guest support as everything else we run, and you deal with Sean and Lisa rather than a call centre.
