Holiday home management in north Cornwall
North Cornwall is a different coast from ours, and it is worth saying so plainly. The Atlantic side is rockier, the beaches are bigger, the weather is harder, and the property is often worth considerably more. Padstow, Rock, Polzeath, Port Isaac and Wadebridge each behave differently, and a management approach that works in one will not automatically work in the next.
Padstow and Rock are the high-value end, heavy with second homes, sailing and a food scene that fills the town well outside the school holidays. Port Isaac is tiny, extraordinarily narrow and busier than its size suggests, largely because of what has been filmed there. Polzeath is surf and families. Wadebridge is the practical town in the middle of it, on the Camel Trail, and lets steadily rather than spectacularly.
Guest expectations here are higher than anywhere else we work. A property in Rock or Padstow is competing at a price point where people notice the mattress, the coffee and whether anyone answered the phone.
The practical side in north Cornwall
We are honest about north Cornwall, because the distance is real and it changes how we work.
- We are an hour away, not ten minutes. Everywhere else on this site we sell proximity. Here we cannot, so we do it differently: changeovers are planned rather than squeezed, we hold a network of trades based in the north for anything urgent, and we are straight with you about what a same-day response actually looks like. If you need someone permanently on the doorstep, say so and we will tell you honestly whether we are the right fit.
- Port Isaac is the hardest village we work in. The lanes are too narrow for most vehicles, parking is at the top and the walk down is steep. Everything comes in on foot. It is entirely doable, it just has to be planned, and a same-day turnaround needs a bigger window than you would think.
- Padstow in season is gridlocked. Deliveries, trades and changeovers all need scheduling around the traffic and the car parks filling by mid-morning.
- The Atlantic is harder on buildings. Salt, wind and driving rain do more damage here than on the south coast. External paint, windows, seals and anything metal need checking more often, and budgeting for.
- Higher value means higher expectations. At Rock and Padstow rates, guests expect hotel-standard linen and a response within the hour. That is achievable, but it has to be priced in rather than hoped for.
Wadebridge is about twenty-five miles from St Austell, Padstow and Port Isaac closer to thirty. Realistically that is forty-five minutes to an hour each way. We would rather tell you that than let you find out in August.

Lockouts, boiler dramas, midnight questions — someone has to answer, and with us it isn't you. Guests can reach us around the clock on WhatsApp and phone, and because we're local we can actually turn up when it matters. north Cornwall questions we get asked
It is a fair question and it deserves a straight answer. You would use us for the parts that benefit from being organised rather than nearby: proper changeovers, linen to a consistent standard, listings that actually work, guest handling, and someone who takes the calls. For genuinely urgent work we use trades based in north Cornwall and manage them for you. If what you need most is somebody five minutes away at three in the morning, a north Cornwall firm may serve you better, and we will say so.
Yes, with the caveat that Port Isaac makes everything slower. Vehicles cannot reach most properties, so linen and supplies come in on foot from the car park at the top. We plan longer windows for changeovers there. It works perfectly well, it just cannot be rushed.
Generally yes. Rates in Padstow and Rock are among the strongest in Cornwall and the season runs long because the food scene draws people outside the holidays. The trade-off is that guests at that price point notice everything, so the standard has to be consistently high rather than mostly high.
More than on the south coast. Wind-driven rain and salt take a toll on external paintwork, window seals, guttering and any exposed metal. We would budget for external checks twice a year rather than annually, and for repainting sooner than you would inland. It is not dramatic, but pretending the weather is the same as Fowey helps nobody.
