Truro is Cornwall's only city, and letting here is a different business from letting on the coast. There is no beach. What there is instead is a cathedral, Lemon Street, the Hall for Cornwall, the county's main shopping streets and the Royal Cornwall Hospital, and all of those generate demand in months when the coast is empty.
The stock is Georgian townhouses on and around Lemon Street, city-centre flats and conversions, and quieter riverside property out toward Malpas. Very little of it was built with a car in mind, and a good deal of it sits in permit-controlled streets.
The guests are the real difference. Alongside holidaymakers using Truro as a base for the whole county, you get people visiting the hospital, contractors and business travellers, families visiting students, and couples doing a city break in winter. That mix is why a Truro property can work all year while a beach cottage sits dark from November.
The practical side in Truro
Almost everything about running a Truro let differs from running a coastal one.
- It lets year-round, and that changes the maths. Truro's demand does not collapse in October. But year-round letting with shorter stays means more changeovers for the same revenue, so the pricing and the minimum-stay rules have to be set deliberately rather than copied from a coastal property.
- Midweek and single nights are real here. Hospital visitors and business travellers book two nights on a Tuesday. That is income a coastal property never sees, and it is only worth having if your changeover operation can handle the frequency.
- Parking is the standing problem. Much of central Truro is permit-controlled and most period properties have no space at all. Guests need telling exactly where to park and what it costs, in the listing, before they book.
- The centre has a nightlife. A flat above or near the main streets will be lively on a Friday. Say so. The guests who mind will book elsewhere, which is what you want.
- Expectations are different. A city let is judged on wifi, a workspace, a decent shower and somewhere to park, not on sea views. Spend the money there.
Truro is about fourteen miles from us, twenty-five minutes on the A390. Close enough for same-day call-outs and frequent changeovers, which matters more here than anywhere else on this list, because Truro properties turn over more often than coastal ones.
