Seven beaches inside the town boundary, Fistral on one side and the harbour on the other, and a summer that arrives harder and leaves faster than anywhere on the south coast. The lettable stock splits three ways. There are apartment blocks with sea views around Pentire and Narrowcliff, many with allocated parking and lifts. There are Victorian and Edwardian terraces behind the town, closer to the harbour and cheaper to buy. And there is newer development spreading toward Porth and Watergate, which is where you find family houses with drives and gardens. Guests are surfers, families who come for the beaches, and groups. That last category is the one that shapes everything about letting here, and it is worth being clear-eyed about before you start. ## The practical side in Newquay Newquay is the most rewarding town on this list and the one with the most ways to go wrong. - **Groups are the defining risk.** Newquay attracts stag and hen parties, and a property that is not screened properly will eventually get one. Damage, noise, and neighbours who stop being neighbourly. We screen bookings, set house rules that are actually enforceable, and say no to bookings that look wrong. That costs you the odd weekend and saves you a great deal more. - **Boardmasters week is the peak and the risk at once.** Early August brings the highest rates of the year and the highest chance of trouble. Price it properly, screen it harder, and be around. - **Sand gets everywhere.** Changeovers here genuinely take longer than inland. Outdoor rinse points, decent doormats and a realistic cleaning schedule are not optional if you want the reviews. - **Parking varies wildly.** Purpose-built apartments usually have a space. Town-centre terraces often have none, and Newquay's on-street parking in August is not something you want a guest discovering on arrival. - **The season is sharper.** Newquay peaks harder and drops off faster than St Austell Bay. A pricing strategy built for a long shoulder season will leave money on the table in July and leave you empty in November. Newquay is about sixteen miles from us, roughly half an hour on the A392.
