# Holiday home management in Charlestown

Charlestown is a Georgian working harbour that has barely changed since it was built in the 1790s to ship copper and china clay. The tall ships moored in the basin are why it doubles as a film set for Poldark, Doctor Who and Rebecca, and a good part of why visitors keep coming back. It sits inside the Cornwall and West Devon Mining Landscape World Heritage Site, which is a lovely thing to have in a listing and a genuine constraint on what you can change about a building.

The housing splits neatly in two. Around the harbour there are Georgian cottages and converted quay buildings, much of it listed or inside the conservation area, with small rooms, steep stairs and a great deal of character. Up the hill towards Duporth and along Charlestown Road you find larger family houses and newer builds with something the harbourside rarely offers, which is a drive.

Guests here tend to be couples and older families who want somewhere walkable, with a decent restaurant and a beach at the bottom of the road. The season runs long. Charlestown holds up over October half term and Christmas in a way that pure beach villages do not, because the draw is the harbour, the shipwreck museum and the coast path rather than the sand.

## The practical side in Charlestown

The things that actually shape a letting week here, said plainly.

- **Parking is the biggest single issue.** Very few harbourside properties have allocated parking, and the village car park fills by mid-morning through the summer. If your property has no space, say so clearly in the listing. Guests forgive a walk they were told about and review badly for one they were not.
- **The harbour closes for filming.** Several times a year, sometimes at short notice, the quay roads are shut for a production. Access for a changeover or a delivery can disappear for a day. We keep an ear to the ground locally and work around it.
- **Listed and conservation constraints are real.** Replacement windows, external paint colours, satellite dishes and even door furniture can need consent. Worth knowing before you plan work, not after.
- **Salt air is hard on everything outdoors.** Metalwork, hinges, locks and garden furniture need checking and treating more often than they would a few miles inland.

## Charlestown questions we get asked

### Do I need parking to let a property in Charlestown?

No, but you do need to be honest about it. Plenty of harbourside cottages let very well with no parking at all, because guests expect it in a Georgian harbour village. What causes problems is a listing that stays quiet on the subject. We will tell you exactly how to word it, and where to point guests for the nearest reliable space.

Occasionally, yes. Productions close the quay roads for a day or two at a time, usually with some notice locally. Most guests find it a highlight rather than a nuisance.
