# Airbnb management and co-hosting in Cornwall

## What co-hosting actually means

It is a term people use loosely, so here is the plain version.

**Co-hosting** means the listing stays yours. Your Airbnb account, your calendar, your payouts straight to you. You add us as a co-host, which gives us the access we need to message guests, manage the calendar and handle the day-to-day. You keep control and you keep visibility of everything.

**Full management** means we run the whole thing, across Airbnb, Booking.com and direct bookings, and you get a report. Some owners want that. Plenty do not.

Most people who ring us asking about co-hosting actually want somewhere in between, and that is fine. Nothing here is a fixed package.

## What we handle

### The listing itself

Writing it, structuring it, and being straight in it. The single biggest cause of an unfair review on this coast is a listing that stayed quiet about parking, stairs or the walk from the car. Say the awkward thing up front and the guests who mind will book elsewhere, which is exactly what you want.

### Photography

Listing photos do more for your booking rate than almost anything else you can change. Bright, honest, in the right order, with the room that sells the property first.

### Pricing and the calendar

Seasonal rates, minimum stays, and keeping an eye on the gaps that quietly cost you a week. Around here that means knowing that Fowey Regatta week and Mevagissey Feast Week book a long way out and should not be sitting at your ordinary summer rate.

### Guest messaging

Response time affects where you appear in Airbnb search, so it is not just courtesy. We answer the questions, handle the awkward ones, and deal with problems while the guest is still in the property rather than reading about them in a review afterwards.

### Reviews

There is no trick to this. Honest listing, clean property, someone who answers the phone. Nearly every bad review we have seen was avoidable and most of them were about expectation rather than the property itself.

### Co-hosting in north Cornwall

We co-host in north Cornwall as well as on our home patch, from [Padstow and Rock through to Port Isaac, Polzeath and Wadebridge](https://www.exclusivelycornwall.co.uk/property-management/north-cornwall). That page is straight about the distance and how we work around it, because a property an hour away needs planning rather than improvising. Airbnb in particular rewards fast guest replies, and those do not depend on how close the van is.

### Not just Airbnb

Very few owners actually want a single channel. We work with Booking.com and direct bookings too, and we let our own two places in St Austell that way, so this is not theory.

## One we run

A three-bedroom house in Carlyon Bay, about ten minutes from our door, is let on Airbnb under our host account. The owner keeps the property and the income. We look after the listing, the guests and the changeovers.

It is not a special arrangement. It is exactly the co-hosting described above, running week in and week out, which is the main reason we are comfortable recommending it.

## Questions we get asked

### What is the difference between a co-host and a property manager?

A co-host works inside your Airbnb account, so the listing, the calendar and the payouts stay yours and you can see everything we do. A property manager typically runs the property across every channel and reports back to you. Co-hosting keeps you closer to it. Full management takes more off your plate. We do both and we are happy to start with one and move to the other.

### Do I keep control of my listing and my payouts?

Yes, on both counts, if we are co-hosting. The Airbnb account stays in your name and money goes straight to you. We never need your password, because Airbnb has a proper co-host role built in for exactly this. You can remove us in a couple of clicks, which is how it should be.

### Can you take over a listing that already exists?

Yes, and that is most of what we do. We will go through the listing with you first and say honestly what we would change. Usually it is the photos, the order things appear in, and being clearer about parking and access. We would rather fix those before we take anything on than inherit a review problem.

### Which parts of Cornwall do you cover for this?

We are based in St Austell and cover Cornwall.
