The fleet still lands at the inner harbour, the outer harbour dates from the 1770s, and the lanes behind the quay are barely wide enough for two people carrying shopping. There are more galleries, pasty shops and small independents per square yard than anywhere else on this stretch of coast. Most of the lettable stock is old fishermen's cottages: two up two down, thick walls, small windows, steep and narrow staircases, and often no outside space at all. They are wonderful and they are demanding. Salt, damp and limited ventilation are the standing maintenance issues, and any furniture you buy has to physically fit up the stairs, which catches out more owners than you would think. The village fills from Easter and holds through October, with Feast Week in June a reliable sell-out. Guests are families, walkers on the coast path between Pentewan and Gorran Haven, and people making the short trip to the Lost Gardens of Heligan, which is five minutes up the road. It books earlier than most of the coast, so an empty calendar in March is usually a pricing or presentation problem rather than a demand one. ## The practical side in Mevagissey The things that shape a letting week here, said plainly. - **Cars mostly stop at the top.** The main car park sits on the hill above the village and much of the centre is effectively pedestrian through the season. Guests will be carrying bags down and back up again. Set that expectation before they book rather than after they arrive. - **Changeover access is often on foot.** We work to that and it is perfectly manageable, but it makes same-day turnarounds tighter than elsewhere, so we build the walking time into the schedule instead of pretending it does not exist. - **The harbour wakes early.** Boats go out before dawn in season and the gulls are loud and entirely fearless. Guests who booked expecting silence will complain about the thing that gives the village its character. A line in the listing solves it. - **Damp and salt need staying on top of.** Old cottages this close to the water want regular ventilation checks, and soft furnishings wear out faster here than in a modern build a mile inland. Budgeting for it beats reacting to it. We are six miles away in St Austell, about fifteen minutes down the B3273.
