Holiday home management in Newquay
Newquay is the biggest resort town in Cornwall and the one that behaves least like the rest of it. Seven beaches inside the town boundary, Fistral on one side and the harbour on the other, and a summer that arrives harder and leaves faster than anywhere on the south coast.
The lettable stock splits three ways. There are apartment blocks with sea views around Pentire and Narrowcliff, many with allocated parking and lifts. There are Victorian and Edwardian terraces behind the town, closer to the harbour and cheaper to buy. And there is newer development spreading toward Porth and Watergate, which is where you find family houses with drives and gardens.
Guests are surfers, families who come for the beaches, and groups. That last category is the one that shapes everything about letting here, and it is worth being clear-eyed about before you start.
The practical side in Newquay
Newquay is the most rewarding town on this list and the one with the most ways to go wrong.
- Groups are the defining risk. Newquay attracts stag and hen parties, and a property that is not screened properly will eventually get one. Damage, noise, and neighbours who stop being neighbourly. We screen bookings, set house rules that are actually enforceable, and say no to bookings that look wrong. That costs you the odd weekend and saves you a great deal more.
- Boardmasters week is the peak and the risk at once. Early August brings the highest rates of the year and the highest chance of trouble. Price it properly, screen it harder, and be around.
- Sand gets everywhere. Changeovers here genuinely take longer than inland. Outdoor rinse points, decent doormats and a realistic cleaning schedule are not optional if you want the reviews.
- Parking varies wildly. Purpose-built apartments usually have a space. Town-centre terraces often have none, and Newquay's on-street parking in August is not something you want a guest discovering on arrival.
- The season is sharper. Newquay peaks harder and drops off faster than St Austell Bay. A pricing strategy built for a long shoulder season will leave money on the table in July and leave you empty in November.
Newquay is about sixteen miles from us, roughly half an hour on the A392. That is further than our home patch, so we plan changeovers here rather than improvising them, and we work with trades based in the town for anything urgent.
What we can take off your hands
Everything below is part of our holiday home management across Cornwall, and you choose how much of it you want.
Our core service, done properly. Between every stay we clean your property top to bottom, make up the beds with fresh linen, add flowers and a welcome hamper, and check everything is working as it should. Guests walk into a home that looks and smells cared for, which is what earns five-star reviews and repeat bookings. We schedule around your calendar and report anything that needs attention.
Forget buying, storing and washing multiple sets of bedding. We supply quality bedding and towels, professionally laundered by our own textile service in St Austell, and made up ready for each arrival. Crisp, immaculate linen every changeover, without a single load going through your machine. If you'd rather we launder your own linen instead, we can do that too.
First impressions start at the gate. We keep lawns mown, hedges trimmed and outdoor spaces swept and welcoming, with an eye on what Cornwall's salty coastal weather does to paintwork, furniture and planting. We'll flag anything that needs repair before it becomes a problem, so your outdoor space stays as inviting as the house itself.
Lockouts, boiler dramas, midnight questions — someone has to answer, and with us it isn't you. Guests can reach us around the clock on WhatsApp and phone, and because we're local we can actually turn up when it matters. Clients get unlimited call-outs during office hours, so small problems get fixed fast and your reviews never suffer for it.
A friendly face at the door beats a lockbox code every time. We welcome your guests in person, hand over the keys, show them how everything works, and share our favourite local tips — the best beach for the day's weather, where to eat, what to book ahead. It sets the tone for the whole stay, and it's the kind of touch guests remember in reviews.
Restaurant tables, boat trips, beach picnics, birthday surprises. We help your guests get the best out of Cornwall, with recommendations and bookings arranged before or during their stay. Happy, well-looked-after guests score their stay higher and come back next year, which is good news for your calendar and your reviews.
We stock your property with eco-friendly refillable toiletries and welcome hampers full of Cornish treats, then keep everything topped up as part of the changeover. It's a small cost that photographs beautifully, delights guests on arrival, and quietly says the owners care about the details.
Airbnb, Booking.com and the rest reward fast responses, sharp photography and accurate calendars — and penalise anything less. We set up and manage your listings, keep pricing and availability in sync across platforms, answer guest messages promptly and protect your response ratings, so the platforms keep sending you bookings.
We hold your keys securely, carry out regular inspections, and let trades in without you making a 500-mile round trip. After storms we check for damage; through winter we keep an eye on heating and damp. If something needs attention, you'll hear from us with photos and a plan — not a surprise.
Running an Airbnb to today's standards is demanding: instant replies, spotless changeovers, calendar juggling and the constant pressure of ratings. We take the strain — listings, messaging, pricing, cleaning and guest support — and protect the ratings your income depends on. You keep the returns without the round-the-clock admin.
Newquay questions we get asked
You will get the enquiries. Whether you get the bookings is a decision, not an accident. We screen who is booking, what for and how many, we set house rules that can actually be enforced, and we turn down what looks wrong. Some owners are happy to take groups at a higher rate with a bigger deposit. Others never want one. Either is fine, but it has to be a deliberate choice.
Financially, almost always. It is the highest-rate week of the Newquay year and it books early. The hassle is manageable if you price it as a premium-risk week rather than an ordinary summer one, screen the booking properly and take a sensible deposit. What does not work is leaving it at your normal August rate and hoping.
More than people expect. A beach property in Newquay needs a longer changeover slot than the same property inland, and it needs the right kit at the door. We build the extra time into the schedule rather than rushing it, because a gritty floor is one of the fastest ways to lose a star.
For planned work, comfortably. For a two in the morning emergency, we are honest that someone in Newquay would be there quicker. We handle that by keeping a network of trades based in the town, so an urgent call-out goes to someone local while we manage it. If you want somebody permanently five minutes from the door, we would rather tell you that now.
